I have the knowledge and passion to help others achieve their mountain dream because I developed the infrastructure and built my own mountain home. I listen to and educate buyers about land and building a home. It is quite frankly fun to help buyers search for and develop their property.
* Selling Land
Selling bare land separates the pros from the amateurs. A realtor must have a thorough knowledge of the land to be sold. Crucial site features relating to access, availability of water, geologic suitability, ability to accommodate a leach field should be understood before listing the property. I usually identify some cost-effective expenditures which make the property more marketable and possibly more valuable. Even properties that have challenges can be effectively marketed if mitigating solutions are identified. A “hands on” approach by the listing Realtor in meeting all clients and agents at the property for a thorough tour and explanation is essential. These guidelines have enabled me to sell properties that were on the market for many years.
* Sell Now?
This may be a good time to sell land to achieve more liquidity to compensate for the decrease in a stock portfolio. A potential future increase in capital gains taxation may be a consideration. Land prices in the mountains have not dropped as much as houses because of the limited supply of land.
